What sellers ask

What documents do I need to sell?+
Title deed, property registry note, IBI receipt, latest community fees receipt, energy certificate, ITE/IEE if your building is over 45 years old. We compile everything and detect issues before listing.
How do you set the price?+
Comparable sales analysis (last 6 months in your block), bank appraisal benchmark and neighbourhood absorption rate. We give you a realistic range, not the highest possible figure to get the listing.
What does the editorial dossier include?+
Architectural-style photo session, floor plan, neighbourhood story, financial spec sheet (community fees, IBI, supplies), sustainability data and intended buyer profile.
Do you publish on portals like Idealista or Fotocasa?+
Selectively. We start with our private network and qualified buyers (3-4 weeks). Only after that, if needed, we publish editorially on portals — never with discounts that signal weakness.
How long does it take to sell?+
On in-demand properties, 30-90 days. We don't lower the price on a whim: if a property doesn't sell, we review presentation, target buyer profile and timing before any discount.
What is your fee?+
We agree it on first meeting based on price band and exclusivity. Always paid on signing — never upfront. If we don't sell, you pay nothing.
