Can I buy a property in Spain without being a resident?+
Yes. Any foreigner can buy real estate in Spain without restrictions. You only need a NIE (Foreigner Identification Number), a Spanish bank account and traceable proof of funds. We coordinate the three steps in parallel so you reach signing without friction.
What is the NIE and how do I get one?+
The NIE is the tax ID Spain assigns to foreigners. You apply at the Spanish consulate in your country or, if you are already in Spain, at an Extranjería office. It takes 2 to 6 weeks depending on the route. We can manage it through an authorised legal representative if you'd rather not travel in person.
Can I get a mortgage as a non-resident?+
Yes. The main Spanish banks (CaixaBank, Sabadell, BBVA, Santander) offer mortgages to non-residents up to 60-70% of appraised value, on primary or second homes. Typical requirements: passport, last 2 tax returns from your country, last 3 payslips, proof of net worth. The rate is usually slightly above the resident rate.
What is the Golden Visa and how is it obtained?+
The Spanish Golden Visa was granted for real-estate investments of €500,000 or more (free of charges). In April 2025 the Government announced the withdrawal of the real-estate route; we always check the current legal status before any transaction. Alternatives exist: business visa, researcher visa and Beckham Law for remote workers.
Can I sign the purchase without travelling to Spain?+
Yes. A power of attorney is granted to a representative (our partner law firm or a lawyer of your choice) before a Spanish notary or at a Spanish consulate abroad. With the power we sign the reservation, deposit, mortgage and final deed on your behalf. Many international clients complete the transaction without setting foot in Spain until the key handover.
What taxes does a non-resident buyer pay?+
The same as a resident: ITP 10% in Catalonia or 6% in Madrid on second-hand homes; VAT 10% + AJD on new builds. Additionally, as a non-resident owner you pay the IRNR (Non-Resident Income Tax): 19% if you are EU/EEA, 24% if from a third country, on imputed income or rent. How do I send the funds to Spain?+
Via SEPA transfer (EU) or SWIFT (international) to the Spanish account. Amounts above €10,000 require declaration in origin and destination (S1 and E7 forms). On signing day the notary requires a banker's draft issued from a Spanish account in the buyer's name. We handle the timing with your bank.
How long does the whole process take, from decision to keys?+
Realistically 60 to 120 days: 2-3 weeks for NIE and account, 3-4 weeks for the mortgage study, 4-6 weeks between deposit and notary. Cash deals without a mortgage can close in 30-45 days.
What languages do you work in?+
Spanish, Catalan and English. If your language is different, we work with sworn translators for official documentation. All communication can be bilingual.
Do I need my own Spanish lawyer or is your advisor enough?+
For standard transactions, we coordinate with a partner firm that reviews contracts and documentation at no extra cost. If you prefer to hire your own lawyer (highly advisable on high-value or complex deals), we work hand in hand with them.
