Process in 4 phases

Phase 01

Discovery & shortlist

We listen unhurriedly, define profile, budget and target area. We schedule curated viewings with an editorial dossier per property.

Phase 02

Financing & due diligence

Mortgage offers from 4-6 banks at zero cost. Lien check, building condition review, energy certificate, registry and tax documents.

Phase 03

Reservation & deposit

Reservation contract and 10% deposit (arras). The bank carries out the appraisal and final loan approval. We coordinate timelines with the seller.

Phase 04

Signing & keys

Signing at the Spanish notary, key handover, utility transfer and registry filing. We accompany you to the end.

Fees & taxes (no surprises)

As a rule of thumb, expect 10-13% above the deed price between taxes and operational fees.
