Why a boutique real estate agency?+
Because buying or selling a home is too important to be treated as a number. We work with few clients at a time, take care of every property personally and only present what we believe in.
How long does it take to buy a home in Spain?+
From decision to keys, 45-90 days with mortgage; 30-45 days in cash. Non-residents add 2-6 weeks for NIE and Spanish bank account.
How long does it take to sell?+
30-90 days on well-presented properties in Barcelona or Madrid. We don't drop the price out of impatience: first we review presentation and target buyer profile.
What fees does the buyer pay?+
Roughly 10-13% above the deed price: ITP 10% (Catalonia) or 6% (Madrid) on second-hand homes; VAT 10% + AJD on new builds; notary 0.2-0.5%; registry 0.1-0.25%; appraisal €300-600 if you need a mortgage.
Who pays your fees?+
When buying, our service is free for you — we are paid by the bank on the mortgage. When selling, we agree the fee on first meeting and only charge on signing. Never upfront.
Can I buy if I'm a non-resident foreigner?+
Yes, with no restrictions. You only need NIE, a Spanish bank account and traceable proof of funds. Spanish banks lend up to 60-70% to non-residents. See our dedicated guide for international buyers.
Can I sign without travelling to Spain?+
Yes. We grant a power of attorney to our partner law firm or your trusted lawyer at a Spanish notary or consulate. We sign reservation, deposit, mortgage and final deed on your behalf.
What languages do you work in?+
Spanish, Catalan and English. For other languages we use sworn translators on official documentation.
Do you publish on Idealista or Fotocasa?+
Selectively. We start with our private network of qualified buyers (3-4 weeks). Only after that, if needed, we publish editorially on portals — never with discounts that signal weakness.
Where are your offices?+
Barcelona (Diputació 293, mezzanine 2nd, 08009) and Madrid (Calle Ramonet 12, Bajo E, 28033). Visits by appointment only.
Can I rent properties through you?+
Yes, we manage select rentals — short-term and long-term. We carefully verify both landlord and tenant profiles.
What is the energy certificate?+
Mandatory document since 2013. Rates a property from A (most efficient) to G (least). Required to advertise a property for sale or rent. We make sure every listing has a current valid one.
Do you accompany the notary signing?+
Yes. We attend with you, review the deed in advance and explain every clause. We coordinate the banker's draft and key handover the same day.
Do you handle utilities and registry filing?+
Yes. From the day of signing we transfer water, electricity, gas, community fees and IBI to your name, and we file the deed at the Land Registry.
What if I don't speak Spanish?+
All communication can be in English (or your language with a sworn translator). The notary deed is in Spanish but we provide a translation when needed.
